We often help our clients transfer real estate into their trusts, to an LLC, or into joint tenancy with a spouse. Because deeds are public record, clients will sometimes receive solicitations in the mail shortly after the deed is recorded.

It’s important to note that these solicitations are often designed to look like government notices. They may request payment for a copy of your recorded deed and use language such as “final notice.” Some even include government-style seals, formatting, or other official-looking features.

These notices are typically from private “companies” attempting to charge inflated prices for a copy of your deed, which is something your county recorder can usually provide for a nominal fee.

If you receive such a notice, please read it carefully. These documents typically disclose somewhere that they are solicitations from private companies.
